Here are some tips to help:
1. Forget about the list price. Don't fixate on what the asking price is. Compare this home against others you have seen and what they have sold for and make YOUR best offer. Some homes are priced on the low side of the market evaluation to stimulate multiple offers.
2. Sweeten the deal with something other than price. Things like free lease back, as-is (more on this later), flexible closing date, higher initial earnest money, etc can tip the scales in your favor.
3. Have the right agent. A smart, aggressive and experienced agent will make all the difference in this market. We know the players and we know the game.
4. Trust the process. You may lose out on a couple of houses before you get "the one" and that can be draining. Take a deep breath and stay positive. Everything works out the way its supposed to work out!
